The Kolter Group acquires Hilton St. Petersburg Bayfront

The Kolter Group has agreed to acquire the Hilton St. Petersburg Bayfront hotel from Ashford Hospitality Trust for $96 million in cash. The transaction, pending regulatory approval, is anticipated to close in the first quarter of this year, according to a filing with the United States Securities and Exchange Commission. The acquisition was formalized when Kolter issued a "Notice to Proceed" in February, rendering an initial $500,000 earnest money deposit non-refundable.

Ashford Hospitality Trust originally acquired the hotel in 2004 as part of a broader acquisition that included 21 properties valued at $250 million. The Hilton St. Petersburg Bayfront, a longstanding property dating back to the 1970s, occupies a strategic location near the Dali Museum and Al Lang Stadium. This acquisition enhances Kolter's existing footprint in the area, complementing its past investments such as the adjacent 1.65-acre parking lot acquired in 2019 for $17.5 million, as well as other significant real estate developments in the region.

For Kolter, a Delray Beach-based real estate firm known for its extensive residential and commercial projects in Florida, acquiring the Hilton St. Petersburg Bayfront aligns with its broader investment strategy. Kolter has been heavily involved in regional developments, most notably the ONE St. Petersburg and Art House St. Petersburg towers, and is currently engaged in the Corey Landing project.
