Ares acquires Whitestone REIT
Ares Management Corp. has announced its acquisition of Whitestone REIT in an all-cash deal valued at approximately $1.7 billion. The acquisition underscores Ares Management's strategy to bolster its portfolio within the real estate sector, specifically focusing on retail properties in high-growth markets.
Whitestone REIT currently manages 56 retail properties, comprising around 4.9 million square feet, located in rapidly expanding regions such as Phoenix, Austin, Dallas-Fort Worth, Houston, and San Antonio. These assets are positioned to capitalize on increased demand for high-return smaller retail spaces that cater to diverse tenant mixes. This acquisition aligns with Ares's investment approach to identify and harness value in sectors experiencing growth due to demographic shifts and urbanization.
Whitestone's CEO, Dave Holeman, stated that the transaction is a recognition of the company's strategy in developing a portfolio that supports businesses in creating convenient and communal retail environments. By joining forces with Ares, Whitestone aims to leverage enhanced capital resources to further increase value for its stakeholders.
The move signals a broadening competitive landscape in the real estate sector, where investment firms target retail properties in vibrant urban centers. Ares's acquisition follows a trend among institutional investors who are recalibrating their portfolios to make the most of retail spaces that offer resilience against economic shifts. Whitestone's focus on convenience-driven retail assets gives Ares a foothold in locales that are currently experiencing robust population and economic growth.
Pending regulatory approvals, the transaction is expected to close by the end of the year. Both companies anticipate the completion of this acquisition will strengthen Ares’s position and market influence in the real estate sector, while providing Whitestone with the support to expand its strategic objectives.
