IGIS Asset Management finalized a strategic acquisition, aligning with Homa, a brand owned by Asia Capital Real Estate's affiliate, to establish a $300 million build-to-rent (BTR) platform dubbed Homa Korea. This initiative is set to address the emerging rental housing demand in South Korea. The formation of Homa Korea takes place under a joint venture based in Singapore, with a fully-owned Korean subsidiary, planned to start operations at its first property by the fourth quarter of this year.

The collaboration combines IGIS Asset Management and Homa's respective strengths to develop the Korean rental housing market. IGIS X Asset Management, a Seoul-based investment and development arm, will focus on land acquisition and construction oversight, whereas Homa will enhance the platform with its branding, operational systems, and technological enhancements. The partnership will initially pursue projects individually, with an ultimate goal to expand into a broader BTR fund, targeting $300 million in commitments from global institutional investors.

Jun Ho Pok, CEO of IGIS X, emphasized the significance of leveraging both IGIS's local expertise and Homa's platform to establish an institutional-standard rental housing market in South Korea. The venture plans to employ dual strategies: an asset-heavy strategy involving direct participation in real estate projects, and an asset-light approach where Homa Korea applies its brand to third-party properties, generating management fees without heavy capital investment.

South Korea's largest real estate asset manager, IGIS, manages $45 billion in assets, with IGIS X handling approximately $800 million. Homa, though primarily operative in Thailand with over 1,100 units and 360 more in development, seeks to capitalize on its established brand and operational data to attract institutional capital. The acquisition marks Homa's strategic expansion following extensive growth in the affordable rental housing market in Southeast Asia over the past nine years.

As the BTR sector gains traction, the project represents a significant play in South Korea's real estate market, potentially recalibrating competition dynamics. The collaboration between IGIS and Homa reflects broader trends favoring institutional investments in rental housing. Future milestones for Homa Korea include regulatory approvals and operational benchmarks, with potential replication of this model into other regional markets such as the Middle East, North Africa, and Turkey by 2027.
